Lakeside Shopping Centre, The Entrance
Acting as Development Manager for a private investor client, Armada’s brief was to add value at every step of the project, with the ultimate goal to achieve a DA approval and bring certainty to the development potential value of the asset.
The Lakeside Shopping Centre is a significant consolidated site of approximately 20,000 sqm, situated in the heart of The Entrance, on the Central Coast, approximately 1 hour’s drive from Sydney.
Armada’s role and initiatives extended to the following areas of responsibility:
- Negotiation and acquisition of adjoining properties to achieve a regular shaped amalgamated site permitting a staged redevelopment of the existing neighbourhood shopping centre.
- Lobbying, liaison and presentations to Council, resulting in the achievement of “Masterplanning” planning status for for the property, which allowed the client to proceed with confidence with detailed architectural and planning studies to support a quality development proposal appropriate for the site and its context in the Town Centre.
- Recommendation and management of key consultants for DA, Planning Proposal and VPA preparation.
- Engagement of socio-economic consultants Macroplan Dimasi to prepare research and analysis to demonstrate economic and community benefits of the DA.
- With conceptual architectural plans by Architectus (designers of 1 Bligh Street, Sydney) the redevelopment plans are bold and exciting, intended to re-position the Centre, support redevelopment viability and revitalise The Entrance as a major lifestyle and tourism destination.
- The proposal involves a new retail centre of approximately 11,000sqm and two high rise towers of eliptical (coastal) forms; one comprising residential apartments and the other a hotel with 800 seat conference/function centre.
